A Lathrop Real Estate Agent Who Looks Closely Before Advising

Our work covers home selling, inherited and probate houses, divorce home sales, and help buying your next place. Every engagement opens with a careful walk-through and a plain written account of what we notice, and only then a recommendation. Clients in Lathrop, Manteca and Tracy meet us at our office or by phone and video.

Selling, Probate, Divorce and Buying Help

Our work falls into four areas: home selling, inherited and probate houses, divorce home sales, and home buying help for people ready to purchase. We have practiced as a real estate agent since 2015 and have held our broker license since 2021, and that background sits behind every one of them. Couples parting ways also get the added perspective of a Certified Divorce Real Estate Expert. Pick the service that fits, and we will explain how it runs from the first conversation to the closing table.

    Home Selling

We walk the property with you, write down what we find, and build the price and sale plan from those findings rather than from guesswork.

    Inherited & Probate Houses

Help selling a house that came through an estate, with a careful look at the property and a sale plan that fits the probate or trust steps.

    Divorce Home Sales

A neutral, step-by-step sale of a jointly owned house during a divorce, with the same reports and updates shared with both spouses.

    Home Buying Help

We walk each property with you, read the reports line by line and give you a plain view of what you would be buying before you make an offer.

Why People Choose to Work With Us

Most people we meet are selling for a reason they did not plan on. We slow the first part down so the rest moves cleanly.

Findings come before a price

We walk the property with you, room by room, and note what a buyer's inspector is likely to flag: roof age, the water heater, the HVAC, signs of moisture, worn flooring. You get those notes in plain language before we suggest a price or a plan. Nothing is recommended until you have seen what we saw.

Experience across changing markets

Our time in this work runs back a good while: real estate agent since 2015, and licensed real estate broker since 2021. Those years have included brisk markets and sluggish ones. The lesson we keep relearning is that a sensible price set at the start usually spares weeks of waiting later.

Divorce sales handled evenly

We are a Certified Divorce Real Estate Expert. In practice, both spouses receive the same information at the same time, offers are shared with each side, and we stay out of the dispute itself. The house gets sold on facts, not on who called last.

Disclosures explained line by line

A California sale comes with a thick packet of seller forms, the transfer disclosure statement and the natural hazard disclosure among them. We sit with you over each page, say why it exists, and flag the answers that cause problems later when they are rushed or vague.

Meet the way that suits you

Some clients prefer our office. Others live out of the area, especially heirs settling an estate, and handle everything by phone and video. Either way works, and signatures can be done electronically.

How a Sale Runs With Us

Every sale follows the same order, so you always know what comes next.

  1. 1

    A first conversation by phone

You tell us about the property and your situation, including any deadline, heirs, or a pending divorce. We explain how we would approach it and what we need from you.

  2. 2

    A careful walk-through

We look at the property with you, in person or over video. We note condition, recent upgrades and anything a buyer's inspection is likely to raise, and we take photos for your file.

  3. 3

    Written findings and a recommendation

You receive our notes, the comparable sales we used, a price range we can defend, and our honest view on repairs. Then you decide how to proceed.

  4. 4

    Marketing, offers and escrow

We prepare the property for market, present every offer with its terms explained, and negotiate on your behalf. Once you accept, we manage inspections, disclosures and escrow deadlines through to closing.

A Small Practice That Takes Its Time Early

We are a local real estate practice serving Lathrop and the towns around it. Our clients are often in the middle of something larger than a sale: an estate to settle, a marriage ending, a move they did not choose. We try to make the property part of that the most orderly piece.

Our habit is simple. We look before we speak, we put findings in writing, and we explain the reasoning behind every number. When the honest answer is that a repair is not worth it, or that waiting a season makes more sense, we say so. You work with the same person from the first call to the final signature.

What Shapes Your Sale Price and Selling Costs

Two numbers matter when you sell: what the property brings and what it costs to get there. Both depend on a handful of factors we can usually identify during the first walk-through. We explain each one before you decide anything.

We prepare a written estimate of likely net proceeds after the walk-through, based on comparable sales and the costs above. It is a working estimate, and we update it as offers come in.

Condition of the property
Deferred maintenance shows up in offers and in inspection requests. An older air conditioner, for example, draws attention quickly after a long Central Valley summer. We tell you which items buyers tend to price in and which they shrug off.
Recent comparable sales
Price is set by what similar houses nearby have actually closed for, not by asking prices. We pull the closest matches by size, age, lot and layout and show you how we got from them to a recommendation.
Repairs you choose to make, or skip
You can sell as-is. Sometimes a modest fix, such as fresh paint or a repaired fence, returns more than it costs. Often it does not. We say which is which.
Timing and season
Spring and early summer usually bring more buyers, while late fall can be quieter. Your own deadline matters more than the calendar, so we plan around it.
Probate or court steps
An estate sale may need notices to heirs or, in some cases, court confirmation. Those steps add time and can affect how offers are handled, so we map them out at the start.
Commission and closing costs
Our commission, escrow, title and transfer costs are all laid out on paper before you sign anything. You will know what comes out of the proceeds and why.

Where We Work

We are based in Lathrop and regularly help clients in Manteca, French Camp, Tracy and Mountain House. Sellers and buyers in Ripon, Kennedy, Garden Acres, Country Club, August and Lincoln Village work with us too. Plenty of our meetings take place over phone and video, so a longer drive seldom holds a sale back.

Questions People Ask Before Selling

Do I have to make repairs before I sell?

No. You can sell the property as-is, and many of our clients do. After the walk-through we tell you which repairs, if any, are likely to return more than they cost. The choice stays with you.

How do you decide what to ask for the property?

We start from recent closed sales of similar houses nearby, then adjust for condition, size, lot and upgrades. You see the comparables we used and how we weighed them. The recommendation comes only after we have looked at the property itself.

What is involved in selling a house that was left to me?

The first question is whether the estate has gone through probate, and if so, what authority the court gave the executor or administrator. Some estates must notify heirs before a sale, and some need a judge to confirm the final price, which lengthens the timeline. We coordinate with the estate's attorney and set out the order of steps before marketing begins.

Can we sell during a divorce if we don't agree on much?

Usually, yes. We share every update and every offer with both spouses at the same time and keep our role to the sale itself. If a court order or attorney guidance applies, we follow it.

Do I need to come to your office?

Not unless you want to. We meet at our office, or by phone and video, and documents can be signed electronically. Out-of-town heirs often handle the whole sale remotely.

What if I change my mind after we start?

You can cancel our agreement at any time before the property goes under contract, with an easy exit and no runaround. We would rather earn your continued trust than hold you to paperwork.

What will selling cost me?

Expect our commission, the escrow and title charges, county transfer tax, and whatever work you decide to take on before closing. Each item goes on paper next to an estimate of what you should net, and you see it before committing. Nothing new appears later in the closing statement.

Do you help people buy as well?

Yes. Our home buying help applies the same careful look to houses you are considering, so you understand condition and value before you make an offer. Many clients sell one property and buy the next with us.
