About Our Lathrop Real Estate Practice
We are a small real estate practice that starts every sale or purchase the same way. We look closely at the property and the paperwork, then tell you plainly what we found. Recommendations come after that, never before, and you decide what happens next.

Why we look before we advise
Most people who reach us are in the middle of something. They might be settling a parent's estate, dividing property during a divorce, selling a house they have lived in for many years, or buying for the first time. Many have already heard a price or a plan within minutes of meeting someone. We think that order is backward.
Before we suggest a price or a strategy, we go over the property with you, in person or on a video walk-through, along with the documents behind it. That means the age of the roof and water heater, signs of moisture under sinks, permits for any additions, the state of the title and, in estate or divorce cases, who actually has the authority to sign. We write down what we see and explain it in plain language.
Some findings are good news. Others mean a repair, a disclosure, or a conversation with an attorney or the court before anything moves. Either way, you hear it from us early, while there is still room to plan, rather than from a buyer's inspector halfway through escrow.
How we work with you
- 01
Findings in writing first
After our review you get a written summary of what we noticed about the property and its paperwork. It separates what must be disclosed, what a buyer will likely ask about, and what rarely matters. Our pricing advice comes only after you have read it.
- 02
An honest answer on repairs
Not every crack or worn fixture is worth fixing before a sale. We tell you which items tend to change an offer and which usually do not, so you spend money only where it makes a difference.
- 03
Even-handed in family situations
Inherited houses and divorce sales carry more than a property. We share the same information with every decision-maker, keep conversations level, and say so when a probate attorney or mediator should weigh in before we go further.
- 04
Meetings that fit your day
We meet at our office or by phone and video. That helps when heirs live out of state, or when former spouses prefer separate conversations.
Where we work
We work with sellers and buyers across Lathrop and the surrounding area, including Manteca, French Camp, Tracy, Mountain House and Ripon. The region mixes newer subdivisions with older single-story houses on larger lots, and each brings its own questions, from HOA documents to well and septic records on rural parcels.
If the property sits in Kennedy, Garden Acres, Country Club, August or Lincoln Village, the process is the same. We start with what is there, explain what we found, and only then talk about price and timing.

Start with a conversation
Tell us about the property and what you are hoping to do. We will explain what we would review first and how long that usually takes, then you decide whether to go further.
