Where We Work
Lathrop is home base, and much of our work falls within a short drive of it. We often help people in Manteca, French Camp, Tracy, Mountain House and Ripon who are selling a house, settling an inherited or probate property, handling a divorce home sale or searching for a place to buy.
Clients in Kennedy, Garden Acres, Country Club, August and Lincoln Village call us too. Meetings happen in whatever way suits you: across the desk in our office, over the phone or on a video call, so living farther out never slows anything down. When the property needs a closer look, we go through it with you in person or on video and write down what we find before offering any advice.
What We Check Across the Area
- 01
Newer subdivisions and older ranch houses
The area mixes planned neighborhoods built in recent decades with older single-story ranch houses and properties on larger lots. Newer construction tends to raise questions about association rules and builder-grade fixtures. Older houses raise questions about roofs, electrical panels, plumbing and past additions. We look for both before suggesting a price.
- 02
Valley heat and winter rain
Summers here run long, hot and dry, and winters bring steady rain and thick tule fog. Heat wears on roofing, air conditioning and irrigation lines. Winter rain shows where grading and drainage fall short. We note these early, so a buyer's inspector does not find them first.
- 03
Flood zones and hazard disclosures
Much of the region sits near the San Joaquin River and the levees that protect the Delta. California requires a natural hazard disclosure on most sales, and flood zone status can affect the insurance a buyer has to carry. We check it at the start, because it shapes both price and the pool of likely buyers.
- 04
Association dues, special taxes and permits
Many newer communities carry association dues and special tax assessments such as Mello-Roos, and buyers will ask about both. Garage conversions, patio covers and solar panels added without a final permit also come up in disclosures. We help you pull permit history from the city or county building department before anything goes to market, so the paperwork matches the property.
Talk Through the Property With Us
Tell us where the property is and what is on your mind. We will set up a time to look at it with you and explain what we find in plain terms, with no pressure to decide anything on the first call.
